房屋建设施工进度控制问题研究大学论文

质量，这种现象在房屋建筑施工当中尤为普遍。房建施工现场经常出现工期严重滞后的状况，施工企业为了企业经济利益一再加快工期，追赶进度，控制成本，从而严重影响了房屋建筑质量。因此，对于房屋建筑施工进度控制问题的研究尤为必要。

科学的施工进度管理可以在确保建筑质量的前提下，使企业在建设周期和成本间取得最佳平衡。本文以希望集团美好老君山185住宅施工项目为例，对房屋建筑施工项目进度控制的一般措施和要点做一下探讨，针对该项目实际施工情况，找出施工进度控制中出现的问题，分析其出现问题的原因，从而提出自己对于施工进度控制的建议，并说明了需要的注意事项。

Abstract

Over the years, construction is an important part of China's economic construction, the construction progress control as one of the core work in the engineering construction, is an important measure to ensure the construction

project successfully completed in a limited time and resources. It will be the construction project task, time, cost, resources organically, can fully reflect the conditions of construction project. Has the characteristics of long period, high risk building construction, in the integrated management of schedule, quality and cost, the enterprise in order to obtain the maximum economic benefits and the deliberate pursuit of reducing project progress and speed up the engineering cost, this will tend to sacrifice the quality of the project, this phenomenon is especially common in housing construction. Building construction site often seriously lagging behind schedule situation, construction enterprises to the economic interests of enterprises and accelerate the construction period, pursues the progress, cost control, which seriously affects the quality of building construction. Therefore, the research progress of construction building control problem is particularly necessary. Construction schedule management science in ensuring construction quality, enable enterprises to achieve the best balance in the construction period and cost. In this paper, in the hope of better housing industry group 185 Laojun Mountain construction project as an example, the general measures and key points of the housing project construction control of a discussion, in view of the actual construction of the project, find out the construction progress control problems, analyze the causes of problems, and put forward own suggestion for the control of construction schedule, and the points for attention in need.

1.1 房屋建设施工进度控制研究现状

目前房屋建设项目进度控制管理研究主要分为三个方面展开，首先是时间-成本优化方向，在工程工期和成本之间寻求平衡，使得在工期最短的时候成本最低，或者成本最低的时候工期最短，从而使两者达到最优；其次，现目前有很多房建施工企业都同时具有几个项目一起施工，经常发生项目之间相互影响、争夺资源的现象，因此在资源有限的情况下，如何协调每个项目的计划、资源成为学者目前热衷研究的问题；最后，项目在实施过程中，经常会遇到各种突发事件，导致各个作业活动的作业时间是不确定的，而关键线路法（CPM）的作业活动时间是确定的，计划评审技术（PERT）是采用一个经验公式来计算，和实际的作业时间比较误差很大，因此，如何更真实地反映作业活动时间、消除不确定因素的影响成为最近研究的热点。“在1982年Talbot(Kelly、Meyer、Shaffer和Butcher等）利用线性规划中的动态规划方法对该问题进行了系统研究；1987年Teicholz提出了一种在费用分解结构和工序分解结构之间建立一种映射机制的方法来处理时间和费用的细节问题；1989年，Hendrickson和Au首次提出了建立时间和费用类型的2D矩阵的方法来对时间和费用细节问题进行处理；2001年，徐立云提出了一种基于时延Petri网的项目管理方法；到现在，网络计划技术已经广泛地应用于房建企业工程施工进度控制 [1]”。
