摘要
浅析国外物业管理对中国物业管理的启示
摘 要
我国物业1981年才由深圳特区“ 引进”,发展的时间短、历程缓慢,因此存在着不少的问题,由于国外物业发展的比较早,在完善物业管理法律法规、加强社区物业管理、规范业主委员会职责、维护业主权益等方面有许多经验和做法值得我们借鉴。本文列举4个比较突出的国外国家的物业管理制度以及他们在物业发展上的比较有代表性的,比较突出的优势并且对比中国物业管理在此优势上的现状以及存在的问题,从而结合中国国情, 借鉴国外物业的优秀的发展经验,为我国物业管理的发展提出一些建议,最后再对于没有列举到的我国物业管理的现状以及存在的一些问题提出一些建议,从而完善我国物业管理制度,促进我国物业管理的发展。

Abstract
Our country's property until 1981 by shenzhen special economic zone \the development time is short and course of the slow has many problems, because foreign property development earlier, in perfect property management laws and regulations, strengthen community property management, the standard owner committee duties, safeguard owner's equity, etc have many experience and practice are worth our using for reference. This paper lists the four more prominent foreign countries in the property management system and the development of the property on some representative, more outstanding advantage and contrast China's property management in this advantage on the current situation and existing problems, therefore with China's national conditions, foreign property of excellent development experience, for our country's property development, finally puts forward some proposals for the not found again in property management status quo and the existing problems of puts forward some Suggestions.
