Real estate recovery
China’s real estate industry has been an important item of news in newspapers or on the radio or television as the housing market continued to heat up in January.
According to the National Bureau of Statistics(NBS), more than half of the 70 surveyed cities experienced month-on-month rises in both new and existing home prices.
Favorable policies could be part of the driving force behind this upward trend, according to Xinhua News Agency.
Property prices took a downtown in 2014 with weak demand and a supply glut(供应过剩). There were 719 million square meters of unsold homes at the end of 2015, reported Xinhua. That amount of space is enough to house nearly 24 million people to live in, according to estimates from the Ministry of Housing and Urban-Rural Development.
Policy makers made reducing the number of unsold homes one of their priorities this year and announced a slew of new measures to promote home sales.
Early last month, reductions to the minimum down payments for first -and second-time home buyers were announced. On Feb. 22, taxes on some property transactions were also cut back on. Both measures make it cheaper and easier for people to buy real estate.
These measures have implications not just for home buyers but also for society as a whole, according to Shenzhen Overseas Chinese News.
The housing price fluctuation(波动) affects people’s lives regardless of whether they’re buying property or not.
If prices go down, related industries like construction and manufacturing will experience drops too. If prices go up, costs for expanding corporation and innovation will increase, limiting the funds available for recruitment, reported the newspaper.
The new measures encourage speculative(投机的) investment, warns Yi Xianrong, a professor of economics from Qingdao University, in an opinion piece for the Global Times.
“Those who aren’t in need of a home also invest in properties. They drive up the housing

prices. As a result, people with real demand can no longer afford a home,” he wrote.
These speculators mainly focus on houses in first-and second-tier cities. And their purchases are reflected by an uneven recovery in China’s housing market, reported China Daily. Many third-and forth-tier cities haven’t experienced price increases or sale surges.
Analysts expect more support measures to be unveiled this year, as the country tries to support the property sector in these cities amid slowing economic growth, reported Xinhua.
